Terms of Service

1. Agreement to Terms

By accessing or using the GhostHost platform and services ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.

2. Service Description

GhostHost provides autonomous short-term rental management through AI agents. The Service includes lead discovery (SCOUT), outreach and qualification (HUNTER), contract management (CLOSER), daily property operations (OPERATOR), and revenue tracking (BANKER).

The Service is provided on a performance basis: GhostHost charges a fee equal to 20% of the revenue increase generated for the property owner, measured against a mutually agreed baseline revenue figure.

3. Free Trial Period

New customers receive a 30-day free trial. During this period, the Service is provided at no cost. After the trial period, billing commences at 20% of the measured revenue lift, calculated monthly.

Payment model: GhostHost earns only when revenue increases. If no lift is recorded, no fee is charged. You can cancel at any time during or after the trial with 30 days written notice.

4. Billing and Payment

At the end of each calendar month, GhostHost calculates the revenue lift (actual monthly revenue minus baseline). The service fee equals 20% of the lift. Invoices are sent via email with a Stripe payment link. Payment is due within 14 days of invoice date.

Late payments accrue interest at 1.5% per month. GhostHost reserves the right to suspend Service if payment is overdue by more than 30 days.

5. Property Access and Credentials

You grant GhostHost access to your short-term rental listing(s) and connected platforms (Airbnb, Vrbo, Booking.com, Turnkey) via authorized API connections. You may revoke access at any time through your platform dashboard. GhostHost will never share your login credentials with third parties.

6. Service Availability

GhostHost aims for 99.9% uptime but does not guarantee uninterrupted service. Scheduled maintenance will be communicated in advance when possible. We are not liable for revenue lost due to platform outages, API changes, or third-party service failures.

7. Limitation of Liability

GhostHost's total liability for any claim arising from the Service shall not exceed the total fees paid by you in the 12 months preceding the claim. GhostHost is not responsible for: (a) revenue outcomes affected by factors outside our control, including market conditions, platform policy changes, or property-specific issues; (b) guest behavior or disputes; (c) regulatory changes affecting short-term rentals in your jurisdiction.

8. Termination

Either party may terminate this agreement with 30 days written notice. Upon termination, any outstanding invoices remain due. GhostHost will revoke platform access within 5 business days of termination.

9. Data and Privacy

GhostHost collects and processes data as described in our Privacy Policy. Property owner data, revenue figures, and listing information are kept confidential and never sold to third parties.

10. Governing Law

These Terms are governed by the laws of the State of Delaware, USA. Any disputes shall be resolved in the courts of Delaware.

11. Changes to Terms

GhostHost may update these Terms from time to time. Material changes will be communicated via email to the contact on file at least 30 days before taking effect. Continued use of the Service after changes constitutes acceptance.
